Apartment prices for one-room flats climbed across much of Ukraine in October 2026, with city-level changes ranging from a 1% to 28% annual increase, according to reporting that cites data from a major real-estate portal. Kyiv’s median price on the secondary market is reported at $67,000; the nationwide range runs roughly $16,500 to $75,900.
The biggest year-on-year rises were registered in Lutsk (+28%), Vinnytsia (+24%), and both Ternopil and Ivano-Frankivsk (+22%). Prices fell only in Chernihiv (-2%), while Dnipro showed no change.
Real-estate analyst Viktoriya Bereshchak tells Obozrevatel that older, well-preserved apartments in historic central districts often fetch higher prices than new builds when they retain features that are hard to reproduce: large windows, high ceilings, thick brick walls, good soundproofing, and mature local infrastructure. Kyiv sellers in central areas may therefore expect premiums; buyers should factor restoration and condition into their offers.
