Developers’ plans can look good on paper, but the first cold season often exposes weak points in new buildings, warns Marianna Bigunets, commercial director at GAZDA, in a 24 Kanal report. Before buying, check land documents, construction permits, the developer’s payment scheme and track record, and whether any building phases are already commissioned.

Don’t assume a courtyard generator guarantees house-wide power: ask which systems are on reserve power, the generator’s capacity, fuel or battery reserves, and what happens to boilers, pumps and hot water during outages. Inspect facade, windows and roof insulation because thermal quality directly affects winter heat loss.

Price is only part of the picture. Add likely costs for repair, furniture, taxes, connections and ongoing maintenance. Note currency-linked payments and the exchange-rate rule for recalculation. 24 Kanal also notes apartments rose about 5–10% in early 2026 and estimates basic renovation for 50 m² can cost roughly 450,000–700,000 UAH.
