Notable projects: TOV "LEGASI RESORT" holds 2.25 ha at Obiyizna 13‑a (rent ~436,000 UAH/yr) for a tourist‑hotel‑restaurant complex but must clear archaeological approvals; a 2.5 ha plot on Shkilna for TOV "Reabilitatsiynyy tsentr 'Sport dlya zhyttya'" is about 80% complete (rent ~218,000 UAH/yr). Residential and commercial builds include TOV "DOBROBUT ZHYTLOBUD" (Profesiyna 11/2 and Obolonna 2g) and a small trade object by FOP Melnyk on Volonterska, where construction has already begun.
Some developers face constraints: one Profesiyna plot is limited to a 4‑metre width under current conditions, and an IBK Bud Region site on Volonterska cannot start until a heating network move is possible. The council asked its department to contact all owners and provide visualizations and clear timelines for each project.
