Ukraine’s primary housing market continued to gain in value according to a quarterly LUN analysis reported by 24 Kanal. The steepest annual increase was in Ivano-Frankivsk region, where the median price per square metre in new developments jumped 78% to 66,100 UAH. Analysts link that spike to the introduction of new, higher-priced apartment projects around the Bukovel area rather than broad-based rises across all local housing.

Lviv holds the highest median price for new-builds at 67,200 UAH/sqm, slightly above Kyiv’s 63,200 UAH/sqm. Over the past year both Lviv and Kyiv added roughly 15% in UAH. Within Kyiv the premium segment rose nearly 28% in hryvnia, while the economy segment was slightly cheaper in dollar terms. Kyiv oblast’s new-builds rose about 21.5% in UAH (almost 12% in USD), with business-class homes in the suburbs up about 32%.

Eastern regions show little change in new-build prices, which analysts attribute to low demand in front-line areas and a shortage of new construction sites. The report also notes rental contrasts: in July a one-room lease in Kyiv averaged around 30,000 UAH, compared with about 3,800 UAH in Kherson region.
