Apartment sales in Kyiv have plunged in recent months, with market participants telling LIGA.net that buyer activity fell by about 60–70% over the last three months. The analysis, published 24 September 2026, says the drop in sales has cut developers’ cash inflows from pre-sales that normally fund building work.

As a result, many developers are increasingly financing construction from their own resources. The report quotes industry voices saying some companies will slow projects, search for partners, or change business models—what developers themselves describe as a “natural selection” on the market.

Despite the collapse in demand, prices have not broadly fallen: LIGA.net finds reductions limited to a single segment so far. That means buyers hoping for across-the-board discounts may be disappointed; instead, watch developer announcements for delays, changes in completion dates, or financing updates.
